📍 Snohomish County – Monday Market Watch
Snohomish County buyers have options this week. We saw 311 new listings, 253 pending sales, and 349 price reductions, with an average sale price of $804,093.

The big story? Price reductions outpaced both new listings and pending sales. Sellers are adjusting, and buyers are responding to homes that are priced right.

Price it right. Position it well. Let the market work.

King County continues to give buyers leverage. This week brought 1,216 new listings, 503 pending sales, and 814 price reductions, with an average sale price of $1,097,587.

With far more new listings and price reductions than pending sales, buyers have choices. For sellers, pricing and preparation matter more than ever.

Skagit County tells a different story this week. Just 29 new listings came on the market while 52 homes went pending, with 53 price reductions and an average sale price of $653,592.

Snohomish County buyers are still buying! 291 homes went pending this week compared to only 220 new listings coming on the market.

But 260 price reductions tell the other half of the story. Buyers are active, but they’re paying attention to value. Price it right and the market will respond. It’s a great day in real estate. 🏡

Interesting week in King County—603 pending sales actually outpaced the 558 new listings. Buyer demand is there.

But with 604 price reductions, buyers are also sending sellers a pretty strong message: we’ll buy, but the price has to make sense.

Skagit County continues to show solid buyer activity, with 47 pending sales compared to just 33 new listings this week.

Some good signs for Snohomish County sellers this week — pending sales actually outpaced new inventory.

🏡 New Listings: 253
🤝 Pending Sales: 280
📉 Price Reductions: 277
💰 Average Sale Price: $815,171

But there’s another side to the story: 277 price reductions — nearly as many as pending sales. Buyers are buying, but sellers are having to adjust to today’s market to get their homes sold.

Reality is setting in for sellers, and that’s creating opportunity for buyers. It’s a great day in real estate.

New listings outpaced pending sales, while 627 sellers reduced their price in just the last seven days. Sellers who are slow to respond to the market are finding themselves sitting while correctly positioned homes are getting the attention.
