The goal of an open house isn't traffic. It's information.
A busy open house can feel successful.
Twenty people through the door. Lots of conversations. A full sign-in sheet.
But here's the question I think agents should be asking:
What did you learn?
Who is actively looking to buy?
Who owns a home they may need to sell?
Who is six months away from making a move?
What did visitors think about the price, condition and positioning of the property?
Which conversations deserve a follow-up tomorrow?
Traffic by itself doesn't create business.
Information gives you something to act on.
That's why I believe a good open house strategy isn't just about getting people through the door. It's about knowing what to listen for, what to ask, what to capture and what to do next.
That's when an open house starts becoming a business-development opportunity instead of just an event.
