Should you buy now or wait?

That is the question I get more than any other right now. Here is my honest take: nobody can time the market, and anyone who tells you otherwise is guessing.

What you CAN do is look at the four things that actually drive the decision. Your life timing, your monthly comfort, how long you plan to stay, and what is actually available in your price range right now on Long Island. Work through those four, and the answer gets a lot clearer.

Five things I tell every Long Island homeowner:

💰 Budget for the WHOLE picture. Mortgage, insurance, taxes, maintenance, utilities. Not just the mortgage payment.

📉 Review your mortgage regularly. Rates move, and a refi conversation once a year costs you nothing.

🔨 Improve with intention. Upgrades that boost value AND energy efficiency give you a return twice.

🧾 Know your property taxes. Nassau and Suffolk homeowners, this one is big. Exemptions and grievance deadlines are real money, and so many people leave it on the table.

The number nobody budgets for on Long Island?

Closing costs. They show up at the end of the process but they deserve a conversation at the very beginning. Lender fees, title insurance, transfer taxes, escrow deposits, attorney fees, inspection costs... every single category adds up, and in New York, several of them are bigger than buyers expect.

The good news? None of this has to be a surprise. I walk every buyer through a full closing cost breakdown before we even start touring homes.
