🏡 Thinking about buying a home? Let's talk about getting preapproved! 🏡

Getting preapproved for a mortgage is a crucial first step in your home-buying journey. Here's what you'll need to do:

1. **Check Your Credit Score** 📊
- A good credit score can help you secure a better interest rate. Check your score and address any issues before applying.

2. **Gather Financial Documents** 📑
- Lenders will need to see proof of income, tax returns, bank statements, and information about your assets and debts.

3. **Determine Your Budget** 💰
- Consider your down payment, monthly expenses, and how much you can afford for a mortgage payment.

4. **Find a Lender** 🏦
- Shop around for lenders to find the best rates and terms. You can use banks, credit unions, or mortgage brokers.
The Patti Adamson Lending Team at Edge Home Finance NMLS #157190 & CMPS.

5. **Get Preapproved** ✔️
- Submit your financial documents to your chosen lender. Once approved, you'll receive a preapproval letter that shows sellers you’re a serious buyer.

6. **Stay Informed** 📚
- Keep yourself updated on market conditions and interest rates. Being informed will help you make better decisions.

🤔 EVER WONDER WHAT A REALTOR REALLY DOES?? 🤔

As a Realtor, I absolutely LOVE what I do. Most Realtors do and they continue to do it because they LOVE helping people but there is often a huge misconception on what we do and how much we get paid. For those that are interested, maybe this will provide some insight (it has never been a secret).😊

Full disclosure: I copied and pasted this from a friend’s page. As extensive as it is, I think they actually missed a few. 🫣 I would love to hear your thoughts at the end. 😁

The "average" FULL TIME (not part-time) REALTOR’s earnings last year was $31,900 @ 40+ hours a week. REALTORs do not get paid a hourly wage or salary and they only get paid if they sell a home and it closes. They can only get paid from their broker (not from the client). As an agent you could work with someone for days, weeks, months, or years with no guarantee of a sale ever.

Essentially they wake up each day UNEMPLOYED and go on Job interviews! They deal with constant rejection and dedicate time away from family, missing dinners and weekends and rarely take vacations. They are on 24/7! If you shut down then that is the time you miss a big opportunity. When they do get to the closing table half goes to the other brokerage right off the bat. There are many upfront expenses that have already been paid out of pocket in hopes that one day there is a paycheck in your future! When payday finally arrives here are some examples of the fees that will be deducted from your remaining half before you get the balance and can start to reimburse yourself:

Broker Splits and Fees
Office rent and utilities
MLS Fees
NAR Fees
Local Association Fees
E&O Business Insurance
Extended Auto Insurance
Self-Employment Tax
State Licensing Fees
Advertising Fees
Showing Service Fees
Website Fees
Assistant's Salaries
Showing partners
Transaction coordinator
Yard Signs
Photographers
Videographers
Office Supplies
Business Cards
Property Flyers
Electronic Lockboxes
Continued RE Education
Legal Fees
Gas
DON’T FORGET: Income taxes are not taken out so you must put that aside 25-40%.

Don’t forget health insurance if you don’t have a spouse who provides it.

Listing agents tackle many tasks throughout the transaction:

✨Soooo…How can you support your FAVORITE AGENT? It isn’t all about the need to buy or sell a home, sometimes it is much easier than that! Here are just a few simple ways to show your support!⁣ 🙏🏼
1) By sharing one of their listings on social media, text, email or word of mouth.
2) sending a friend or family member their way. Referrals are the biggest compliment!
3) asking them connect your family and friends with agents outside their area (they collect a referral fee and your friend gets a great vetted agent in their area)
4) Leave them a positive comment or review, this helps build their brand and business - (thanks to you)! ❤️✨

If you’re a Realtor, please feel free to copy & paste and continue to share this information. 🙌🏼
