HAPPY LABOR DAY! If you know me, you know I’m a very proud Auburn alumna. So many of my values were instilled through my time there, but one line from the Auburn Creed has always stuck with me:

“I believe in work, hard work.”

I’ve carried that with me through every season of life and especially into my career. I believe showing up matters. Doing what you say you’re going to do matters. Working hard for the people who trust you matters.

Real estate has taught me that success rarely comes from taking the easy route. It comes from consistency, long days, hard conversations, problem solving, and continuing to show up even when no one is watching.

💡Something interesting is happening in the housing market right now, and if you’re waiting for rates to drop before buying, hear me out.

Mortgage rates are still hovering around 6.67%, but 1 in 5 homes for sale had a price cut in July, and asking prices nationally are down from this time last year.

Translation? Sellers are competing for buyers again. And that gives buyers something we haven’t seen much of in recent years: negotiating power.

Lower purchase price. Seller-paid closing costs. Money toward a rate buy-down. Sometimes a combination of all three.

I hear “I’m just going to wait until rates come down” all the time. But here’s the part people forget: 👏🏼When rates come down for you, they come down for everyone else too. 👏🏼

More buyers can afford to jump back into the market. More competition means sellers may not have to negotiate nearly as much as they do today.

So instead of asking “Should I buy now or wait?” I think the better question is:

“What am I actually gaining by waiting?”

That’s something we can put real numbers to.

Let’s take the house you could buy today, factor in the payment AND what we can realistically negotiate from the seller, then compare it to what that same purchase might look like at a lower rate with more competition.

Maybe waiting makes more sense. Maybe the better deal is sitting in front of you right now.

Either answer is fine. The homebuying journey is about what makes sense for you and your situation.
