We’ll keep the open concept downstairs, okay. Let’s keep the original floors (they’re in good condition) and expand the kitchen with pantry and bathroom on the main level. Remove the island and go with a L-shaped counter- that creates some division in the space.

In the living room - KEEP the fireplace and enhance it. Don’t erase Philly Charm- it could be the center piece to this whole house.
