“Let’s price it high and just see what happens.”

The logic feels sound: leave room to negotiate, test the ceiling, see what the market says.

But once a home sits, the psychology changes.

After about 30 days, buyers stop asking “How much is it?”

They start asking “What’s wrong with it?”

Which is why pricing isn’t really about the number.

It’s about the bracket.

Buyers don’t compare your home to your neighbor’s home.

They compare your home to the 10–12 other homes in the same price range they’re touring that weekend.

Why are so many homeowners searching this?

This surprised me.

Searches for “Can’t sell my home” just hit a record high.

That usually means one thing:

A lot of sellers are about to learn a hard lesson.

Talking to a real estate agent right now might feel premature.

Most of the advice you'll hear this spring sounds the same.

So here is The Spring Seller Cheatsheet... advice you probably won't hear from most agents:

1. You don't need to take on a massive renovation. A deep clean and fresh paint often does more than a $30k remodel.

2. A well-priced home on day one almost always nets more than a series of reductions over 90 days.

3. 75% of buyer interest happens in the first 72 hours. Make sure your agent has a plan.

4. The strategy matters more than the market.

5. The agent who tells you exactly what you want to hear on day one might feel good at the moment. The one who tells you what you need to hear is the one who gets you the best result.

That's the cheatsheet.

Tuck it away, and when the time comes, you'll already be ahead of most sellers before you even pick up the phone.

🚩Red flag?

Not always...

A home sits on the market for 40, 50, 90 days and our first thought is:

“What’s wrong with it?”

We all got used to a market where most homes sold in days.

But now? Longer days on market isn’t always a red flag.

If I were serious about writing an offer on a home that’s been sitting, there are two questions I’d ask my agent:

1. Is there an inspection report or seller disclosure? I want to know if the big-ticket items (roof, foundation, HVAC) are solid.

2. How much activity is it getting? If showings have slowed down and interest has cooled, that’s a sign the seller might be open to a lower offer.

If the home checks out and the seller’s realistic, you might be able to negotiate a great deal.

Lots of buyers are.
