It's the question I get every summer: "Amy, if I put in a pool, will I get that money back when I sell?"

Here's the short version: in Florida, pools CAN add real resale value; typically 5-15% depending on your neighborhood and how well it's maintained. But between rising building costs (thanks, tariffs on steel and aluminum 👀) and Florida's sky-high insurance rates, the math looks a little different than it did a few years ago.

A new inground pool now typically runs $45K-$100K to build. And most homeowners only recoup 30 (older pools) -60% (newer pools) of that cost at resale. Plus pools can bump up your liability insurance too.

So is it worth it? If you're building for years of backyard enjoyment? Absolutely! If you're doing it purely to flip the house next year? Let's run the real numbers together first.

Hi, I'm Amy Lewis, your Brevard County REALTOR®, and I want to talk honestly about how today's interest rates are affecting the Space Coast housing market.

The average 30-year mortgage rate is sitting in the high 6% range right now, higher than a few years ago but nowhere close to the 8% we saw in late 2023. Locally, Brevard County home values have held mostly steady, with Zillow putting the typical home value around $358,000, up just 1.2% over the past year.

Here's what that means for you:

If you're a first-time buyer or new to the Space Coast, higher rates don't have to price you out. Shop multiple lenders, ask about seller-paid rate buydowns (more sellers are offering them right now), and remember refinancing is always an option down the road.

If you're a seller in Brevard County, accurate pricing from day one matters more than ever. Overpriced homes are the ones sitting the longest. A well-priced, well-marketed home is still finding buyers, even with more inventory on the market than we've seen in a while.
