Buying a home is a big decision, and honestly, some of the mistakes I see buyers make are completely avoidable.
Here are 5 things I always tell my clients before they buy:
1. Don't make big purchases while you're under contract.
I know it's tempting to start buying furniture or get that new car, but hold off until after closing. Opening new credit or taking on new debt can affect your mortgage approval.
2. Don't skip the inspection just because it's a new build.
New doesn't always mean perfect. I've seen inspections catch things that are much easier to fix before you move in.
3. Visit the neighborhood at different times.
A neighborhood can feel totally different in the morning, during rush hour, or at night. Check out the traffic, noise, nearby roads, and just get a feel for what living there would actually be like.
4. Actually read the HOA documents.
Before you buy, make sure you know what you're signing up for. Check the rules on parking, rentals, exterior changes, and anything else that could affect how you live in the home.
5. Don't rely on photos alone.
Listing photos can make a home look amazing, but you really don't know how a place feels until you see it in person. Walk through it, check the layout, look at the condition, and take in the surroundings.
Buying a home isn't just about finding a house you like. It's about knowing what you're getting into before you write the offer.
