Tired of losing out to "all-cash" corporate offers? The Senate just passed a major piece of the 21st Century ROAD to Housing Act specifically designed to help families win again.

The Highlights:

🚫 The Ban: "Large Institutional Investors" (350+ homes) are now largely prohibited from buying more single-family homes.

⏱️ The 7-Year Rule: Corporations must sell certain rental homes to individual buyers within 7 years of acquisition.

🤝 The "First Look": Current tenants get a 30-day "First Look" to buy the home before it even hits the public market.

Why it matters: Less corporate competition means your FHA or VA offer actually has a chance. The "starter home" is coming back to the people!

As we head into the summer selling season, the real estate market in Central New Jersey is transitioning from the "bidding war" frenzy of previous years toward a more predictable, stabilized environment. While it remains a seller’s market due to low inventory, buyers are seeing more options and slightly more room for negotiation.

What does this mean for you?

First, inventory is normalizing. Unlike 2024, when listings were almost non-existent, 2026 has seen a modest 10-15% increase in active listings. Sellers who have been locked in by low mortgage rates are finally moving, and the inventory crunch is easing.

Second, the average number of days on market (DOM) is growing. Homes are no longer selling in 48 hours. In Piscataway and Dunellen, the average time to go under contract has stretched to roughly 40-60 days. This gives buyers the luxury of a second walkthrough—a rarity just two years ago.

Advice For Sellers? Pricing is now a science, not a guessing game. Overpriced homes are sitting longer and eventually seeing price cuts. "Move-in ready" condition is the biggest factor in securing a sale at or above list price.

Advice For Buyers? You have more leverage than you did last year. Negotiation on repairs and closing costs is back on the table, especially for homes that have been on the market for more than 30 days.
