Pinnacle is moving forward with construction of Pinnacle at Tropical Crossings, a new 110-unit affordable senior housing community in South Miami-Dade, following the closing of $41 million in financing.

The milestone is drawing coverage from The Real Deal, South Florida Business Journal, Affordable Housing Finance, and other real estate and housing publications. 🗞️

This development reinforces our commitment to delivering new-construction affordable housing in the area, following the 2024 completion of Pinnacle at Tropical Pointe, which delivered 215 affordable rental homes for families.

Why does Pinnacle at Tropical Crossings matter for South Florida?

As Miami-Dade’s senior population continues to grow, so does the need for quality, affordable housing that allows older adults to remain close to the communities they’ve called home for years. This development will help meet that need with 39 studio and 71 one-bedroom affordable apartments for residents 62 and older.

The $41 million financing represents a strong public-private collaboration:

Did you know it took five financial partners and one government agency working together to build Old Cutler Village Phase II? That's what helped deliver 120 new affordable homes to South Miami-Dade families, seniors, and essential workers.

The $49.9 million development came together through a mix of public and private financing: Bank of America contributed $32.2 million in tax credit equity, Berkadia/Freddie Mac provided a $9.1 million conventional mortgage, and Miami-Dade County and the Florida Housing Finance Corporation added a $6 million Surtax loan along with additional financing support. Pinnacle rounded out the deal with developer equity.

Twenty-five years and nearly 10,000 units in, we've learned that affordable housing is executed best when the government and developers build it together. 🙌

Introducing Pinnacle at Tropical Crossings! We've secured $41 million in financing for this new 110-unit affordable senior housing community in Miami-Dade County, giving longtime residents ages 62 and older affordable options to stay independent, connected, and rooted in the neighborhoods they call home.

The community will feature 39 studio and 71 one-bedroom apartments, along with a fitness center, cyber lounge, spacious community room, and dog park. The amenities are all designed to help residents stay active, social, and comfortable.

Construction on the community has officially begun! A huge thank you to Bank of America, Neighborhood Lending Partners, Inc., and the Florida Housing Finance Corporation for their partnership in making this development possible.

We are deeply honored that Pinnacle at La Cabaña has been named a finalist for the South Florida Business Journal’s 2026 Structures Awards in the Affordable Housing category!

Pinnacle partnered with the City of Miramar to build this $41.3M+ community, which provides 110 affordable homes for local seniors living on fixed incomes. The property sits directly across from the city's adult daycare facility, giving residents access to local programs and support so they can age in comfort and with dignity.

Building a community like this takes a village. We are immensely grateful to the City of Miramar, our financing and community partners, and the South Florida Business Journal for recognizing the heart and purpose behind this development. A recent article in the National Apartment Association's Units magazine explores the relationship between zoning and multifamily development, featuring Pinnacle Partner Tim Wheat’s firsthand look at the path a development must navigate before it breaks ground.

Tim speaks candidly about a major hurdle in affordable housing, where simple rezoning can ignite NIMBY (not in my backyard) opposition even when a development aims to solve a pressing community shortage.

The article also discusses how Florida's Live Local Act has preempted local zoning rules, opening the door for affordable and workforce multifamily development by right on commercial and industrial land – something Tim called a real boon for the industry. 🏙️

A mix of culture, history, and a whole lot of soul! It’s truly remarkable what Nate Delinois achieved at Pinnacle at La Cabaña by creating a piece that provides a burst of energy for the entire community. His work beautifully weaves his Haitian heritage and love for street art with Greek Hellenistic drama and Art Nouveau design.

Nate intentionally leaves the meaning behind his pieces entirely open. While the colors and patterns are striking, he wants every resident and passerby to find their own personal connection to the canvas.

At Pinnacle, we prioritize our Art in Public Places initiative as a source of pride and daily inspiration for our residents. Pinnacle's Hugo Pacanins recently joined developers, county officials, and housing advocates at the Bisnow Miami-Dade County Affordable Housing Summit. The current metrics are striking, with a 90,000-unit affordable housing deficit, market-rate rents up 40% in four years, and 70% of jobs projected through 2030 paying under $20 an hour.

On the "Making the Numbers Work" panel, Hugo explained the funding layers that get deals done. This includes subsidies, tax credits, and creative structuring that rarely make headlines, but make all the difference. South Florida's housing future is being written right now. We're glad our team is part of such an important conversation. 🏗️
