Going green does not have to cost a lot of green. 🌿

Some of my favorite low cost ways to make your home more eco friendly and shrink your bills at the same time:

Change your AC filters monthly. In our Miami heat, this one is huge.
Check your fridge door seal for cold air leaks.
Match your pots and pans to the right burner size.
Unplug chargers when you are not using them. They keep pulling power.
Switch to low flow faucets and showerheads, under 2.5 gallons per minute.
Landscape with drought resistant plants like clover, Zoysia, and fresh herbs.

The Scrumpterou Report has been on hiatus far too long. Today's resurrection story is a salute to the sardine!

I was in Houston for a brief visit and stayed with Cuzn' Barbara; we were in need of a snack, enter in a very unusual can with a clear plastic, easy to peel back, top. My Cuzn' discovered them at . I had to do a bit of research to understand these as these were so different than any other sardine I have had. Polar's are Brisling sardines; they are smaller, no scales, commonly referred to as "sprats." These sardines are caught in the very cold waters of the Baltic Sea of Latvia and then smoked using Adler wood (mild, earthy smoke). I used Adler chips in my Cameron Stovetop Smoker for chicken/fish. These sardines are tender tiny morsels sitting in a refined oil that carries that delicious smoked flavor. I serve these with hot pickled pepper sauce (aka Pepper Sauce my mom used on greens & necklines…), mustard and fresh chunks of white onion. Of course, crackers if you like - this creates a Scrumpterou snack...Enjoy!

My latest Real Estate Report is out in Legacy Miami, and I have a lot on my mind. This month I break down two changes every Florida property owner needs to understand.

First, Fannie Mae is retiring Limited Review for condo financing. Every condo must now show satisfactory reserves to qualify for conforming financing. If you are buying a condo and not paying cash, talk to your lender first. Do not have one? I have five on my preferred list I am happy to share.

Second, the proposed homestead exemption ballot measure. The exemption would rise from $50,000 to $150,000 in 2027 and $250,000 in 2028, but only on the portion of your tax bill that does not fund schools. Sounds great, right? Not so fast. Never vote for something you do not fully understand.

July is closing, and it was a good one. Quiet on the surface, busy underneath.

Along the Biscayne Corridor, between my Aventura office and Costco runs, there's one stop I try not to skip: North Miami's Basilic Vietnamese Grill. The staff is always welcoming, and they know how much I love their Curry Soups — the Curry Noodle Soup with vermicelli, potato & sweet potato is THE best. I always got the Duck, until I discovered their vegetable curry — OH MY GOSH, Scrumpterou. My other go-to is the Vietnamese Chicken Salad with cabbage. Best part of the soup: one bowl covers lunch and my dinner, and it's wonderfully cost-effective. My Scrumpterou Pick of the Month.

Here is something most people do not know about me: I have a CREPS designation; that's a Certified Real Estate Probate Specialist.
