Most homeowners obsess over the listing price but overlook the clock that starts ticking once their home goes "live."

I've watched it happen many times...

A beautiful home, priced just slightly off, sits for 25 days, then buyers start circling like it's a clearance rack.

The conversation goes from "what's this home worth?" to "what's wrong with it?"

Nothing changed about the house...except the perception of it.

What I tell every homeowner I work with: your first few weeks on the market are your best negotiating tool.

Better than upgrades. Better than staging. Better than any price adjustment you'll make later.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer "just to see" often just signals to the seller that you're not serious.

The good news: all of this is avoidable with the right guidance going in.

Buying a home is one of the biggest financial decisions in a person's life.

And the behind the scenes work is where deals are made or lost.

That's where I spend most of my time- Calling listing agents, reaching out to my network, and finding homes before they hit the MLS. Doing my due diligence on properties before you waste your time touring one with major red flags.

And when it's time to write an offer, I already know what the seller cares about, so we can come in strong without overpaying.

Everyone focuses on the purchase price - and yes, that matters.

But a good agent is thinking about your monthly payment, what you're bringing to closing, what happens after the inspection report comes back, and whether the timeline actually lines up with your life.

I've had clients walk away from the table with seller-paid rate buydowns, closing cost credits, repair credits, and a move-in date that worked around their lease.

Everyone keeps asking if they should wait for rates to drop.

Here’s the reality—with a little perspective:

In the 1980s, buyers were locking in around 12%.
In 2020, rates dipped near 3%.
Today, we’re sitting in the mid-6% range—right around where 2025 averaged (6.6%), just slightly lower now.

On paper, waiting sounds like the “safe” move. Hold off, let rates fall, then jump in. But what often gets overlooked is what happens next.

When rates drop, buyers flood back into the market. Demand rises. Competition tightens. And prices usually follow.

So yes—you might secure a better rate.
But you could also be paying more for the home… and competing in multiple-offer situations again.

Right now, the market is different. In many areas, there’s less competition, more negotiating power, and more inventory sitting than we’ve seen in a while—all while larger economic and geopolitical factors continue to shift.

Not telling anyone what to do—just giving you the full picture so you can make the right move for your situation.
