If you're a Buyer, why would you sign the As Is Contract? 🤔

We personally prefer it because in this current Real Estate Market, Sellers are more willing to make repairs or give credits for repairs should it be necessary to make it to Closing. For example, if there's a leak in the sink or the AC needs a coil cleaning.

But Sellers are NOT so desperate that they'll sign a contract that outright will "require" or "obligate" them to make repairs regardless of whether or not it's necessary to Close. For example, some Inspectors will add to the report that the AC filter is dirty or that the bedroom door doesn't lock right... Important but not necessary to Close
