One of the biggest forces shaping today’s housing market has been the number of owners who would consider moving, but can’t justify trading a 3% mortgage for one closer to 6%.

If portable mortgages become a reality, the impact could extend well beyond monthly payments. More move-up buyers, downsizers and long-time owners may finally have a financial reason to list, which could bring homes to market that simply haven’t been available.

There are still details to work through, including eligibility and how additional financing would be handled. But if the MOVE Act advances, the bigger shift could be how many homeowners finally decide they’re willing to move.
