What is “absorption rate” in real estate?

It measures how fast homes are selling. It’s calculated by dividing the number of homes sold over a given period by the number of available homes. An absorption rate of 20% or higher is a seller’s market; below 15% is a buyer’s market; 15%-20% is neutral.

Use the absorption rate to your advantage. A higher one means your home should sell quickly and may command a higher price. If you’re a buyer, you may want to hold off or look for a less competitive market to get the most home for your money.
