US Home Prices Rose in Q2
As an agent passionate about matching people with their ideal homes, I keep a close watch on market shifts. In Q2 2026, home prices climbed in 184 out of 230 US metros, with the national single-family median reaching $434,900—a 1.5% increase from last year. Regionally, the Northeast saw the highest jump, up 3.8% to $547,200, while the Midwest followed with a 3.6% rise to $340,800. The South nudged up 1% to $380,000, but the West dipped slightly, down 0.8% to $637,900. Sales activity was strong in most regions, especially in the South, thanks to faster job growth, whereas the Northeast felt the impact of slower hiring and steeper price gains. The typical monthly mortgage payment reached $2,199—up $219 from last quarter, but down $52 year-over-year—making up 23.8% of household income compared to 21.8% previously. Interestingly, even as starter-home payments increased by $214 this quarter, their prices actually fell year-over-year.
