⏰ Most buyers think if a home doesn’t work… the search resets.

💸That’s not how it works.

🪶Every “no” actually sharpens the target:
• Too far → now we dial location tighter
• Layout off → now we refine must-haves
• Price hesitation → now we understand comfort zone

Most people think land is just “price per acre”… but that’s not even close.

Around Dane County right now:
• Some farmland trades around $10K–$12K/acre
• Other land is closer to $30K+ per acre
• And in certain areas… much higher

So what’s the difference? It’s not the dirt. It’s what the land can become. Development potential. LOCATION. Access. Zoning.
That’s what separates a $500K property from a $5M one.
And honestly—it’s part of why I’ve been drawn more toward land lately. God. Family. Community. Land is where a lot of that actually plays out. It’s not just property—it’s legacy. A lot of people don’t realize what they actually have.
