I don't need to come in and give you a sales pitch.

I'd rather show you the market.

I'll look at:
🏠 What's active
📈 What's pending
💰 What's actually sold
⏱️ How long they're sitting
🔨 What buyers are getting for their money

Then I'll give you my honest opinion.

No sugarcoating.

No “let's list high and see what happens.”

Just:
“Here's where I think your house fits in today's market—and here's why.”

Sometimes the answer is:
“Yep. That's a great price.”

Sometimes it's:
“We're too high.”

Sometimes it's:
“Don't lower the price yet. Let's fix this first.”

And sometimes it's:
“I think you're leaving money on the table.”

I'd rather have an uncomfortable conversation BEFORE you make a $20,000 mistake.

You don't need a Realtor who always agrees with you.

You need one who knows the numbers and will tell you the truth.

It's called comparison shopping.
Buyers can walk into a $425,000 house…
Then walk into a $425,000 house down the street…

Then another one 10 minutes away.

And they will compare EVERYTHING.

Kitchen.

Yard.

Garage.

Basement.

Updates.
Payment.
Condition.

So if you're selling, you're not just competing against what your house is worth.

You're competing against what else your buyer can get for the same money.

That's why positioning matters.

Want to know what your house is worth?
Don't start with Zillow.

Start with this:
What can my buyer buy instead?

If your $500,000 house is competing against three $475,000 homes that are nicer…
You've got a problem.
If you're the nicest house at $500,000…

You've got leverage.

Pricing isn't just about your house.

It's about your position in the market.

A $400,000 house isn't necessarily a better deal than a $425,000 house.

What if the $400,000 house needs:
$15k roof
$10k HVAC
$20k kitchen
$10k exterior work

Suddenly that “cheaper” house doesn't look so cheap.

Buy the best value, not necessarily the lowest price.

That's why I like looking at the whole picture—not just the list price.

Here's something I want buyers to pay attention to:

Days on market.

A house that has been sitting for 60 days may have a completely different negotiation opportunity than one that hit the market yesterday.

That doesn't mean every older listing is a bad deal.

It means there's a story worth investigating.

How long has it been listed?
Has the price changed?
Has it been under contract before?
What did comparable homes sell for?

Knowing the history can change the conversation.

A house sits for 30 days.

Seller gets nervous.
“Let's drop the price.”

Hold on.

Before giving away $10,000…

Let's figure out WHY buyers aren't writing offers.

Is it the price?
Condition?
Presentation?
Competition?
Financing?

Sometimes a $2,000 improvement creates more value than a $10,000 price reduction.

Don't just react to the market. Read it.

Ever drive past the same “FOR SALE” sign for months?

There's usually a reason.
Maybe it's overpriced.
Maybe the condition isn't matching the price.
Maybe the photos aren't doing it justice.
Maybe buyers don't like the layout.
Maybe there's simply better competition nearby.

The important question isn't:
“Why hasn't it sold?”

It's:
“What is the market trying to tell us?”

That's the part I love digging into.

“Your neighbor sold for $450,000, so ours should be worth $450,000.”

Maybe.
But what if they sold 8 months ago?
What if their house had a new roof?
What if yours has been sitting vacant?
What if there are 12 similar homes on the market today?

Real estate isn't priced in a vacuum.

Today's competition matters.

A good Realtor shouldn't just tell you what your house is worth.
They should be able to explain why.

Homes are sitting longer.

That doesn't mean buyers disappeared.

It means buyers have more choices.

And when buyers have choices, they become pickier.

If you're selling, you need to know:
🏠 What your competition is priced at
📊 What has actually SOLD
⏱️ How long similar homes are sitting
💰 What buyers are getting for their money

The question isn't:
“What do I want for my house?”

It's:
“What will make a buyer choose MY house over the other 10 they could buy?”

That's where knowing the market matters.
