After years in real estate, multiple market shifts, hundreds of showings, and helping families make some of the biggest financial decisions of their lives, I've learned a few things...

1️⃣ Yeah, it's a cute house... but it's not worth what they're asking. ✨

2️⃣ If you're going to stop enjoying your life just to afford a house, it's not the right house.

The final walkthrough is NOT just a quick peek before closing. 🚪🏡
It’s your last chance to catch problems before they officially become *your* problems.

Most buyers rush through it thinking everything is fine… until move-in day when they discover the missing fridge, broken disposal, leaking sink, or damage hidden behind furniture. 😳

Here’s what a REAL final walkthrough should include 👇

💧 WATER
Run every faucet hot & cold for at least 60 seconds. Flush every toilet twice. Test the dishwasher, washing machine, and garbage disposal. Look under every sink for leaks or water damage.

💡 ELECTRICAL
Flip every switch. Test outlets with a phone charger. Push the TEST button on every GFCI outlet in bathrooms, kitchens, garage, and outside. Double-check the breaker panel labels too.

🌡️ MECHANICAL
Turn the heat on and make sure it actually fires up. Then test the AC. Open and close the garage door using BOTH the remote and wall button. Test smoke and CO detectors.

🪟 STRUCTURAL
Open every window and every door… yes, even closets and cabinets. Check behind doors and furniture areas for hidden damage. Look closely at baseboards and flooring.

📦 INCLUSIONS
Confirm all agreed appliances are still there: washer, dryer, fridge, microwave, etc. Make sure you receive ALL keys, remotes, garage openers, mailbox keys, shed keys, gate access, and pool items.

📸 DOCUMENTATION
Take photos and videos of EVERYTHING before closing. Record utility meter readings. Photograph serial numbers on HVAC systems, water heaters, and appliances.

🚶‍♀️ Bonus tip: Walk the property line, check the attic if accessible, and peek at the mailbox too.

If something feels off… pause the closing until it’s resolved. Once those papers are signed, the house AND the problems become yours.
