Everybody celebrates getting the keys.

But homeownership doesn’t end at the closing table. That’s actually when taking care of the house becomes your job. 😂🏡

And some of the little things are easy to forget.
Change your HVAC filters regularly. Have your heating and cooling systems serviced.

Check your smoke and carbon monoxide detectors.

Keep an eye on sprinkler systems and exterior drainage.

Maintain your water heater as recommended.

And one of the biggest things?

Pay attention to your house.
If something suddenly sounds different, smells different, leaks, drips, or just isn’t working the way it normally does, don’t ignore it. Sometimes catching a small maintenance issue early can keep it from becoming a much bigger repair later.

And if you’re a first-time homeowner, don’t feel like you’re supposed to magically know all of this the day someone hands you the keys.

A SECOND LOOK CAN SAY MORE THAN THE FIRST. 👀🏡

When a buyer comes back to see your home again, that's worth paying attention to.

The first showing is often about figuring out whether the home checks the basic boxes. A second look can be different. Buyers may be paying closer attention to the layout, imagining where their furniture would go, looking again at the backyard, or revisiting the things they weren't sure about the first time.

Does a second showing mean an offer is coming?
No.

But it does mean the home gave them enough reason to come back.

That's why sellers shouldn't get discouraged when a showing doesn't immediately turn into an offer. Buyers don't all make decisions at the same speed, and sometimes the path from “I like it” to “Could this be our home?” takes another look.

Every showing is an opportunity. A second look means the conversation isn't over. 💜🏡
