Some good news for RVA buyers 👀

From April to August 2026, active listings increased from 2,227 to 3,278... about 47%*. More homes on the market = more options, more time to compare, and a little less pressure to make a snap decision.

Richmond made the list 👀 Still relatively affordable compared with many U.S. metros, but prices are projected to keep climbing.

If buying is on your radar, this is one market worth watching.

August made one thing pretty clear: where you’re buying or selling around Richmond matters.

Chesterfield is still showing solid buyer demand. Prices are up, and homes moved a little faster than last year, even with fewer listings and sales.

Hanover is holding onto strong pricing, but buyers are taking a little longer to decide. The right house can still move quickly, but buyers aren’t rushing into everything.

Henrico stands out a bit. More homes came on the market, prices were still up, and market time stayed steady. Buyers have more choices without prices giving up much ground.

Richmond City had the softest August of the four. Prices, listings and sales were all down, while homes took longer to sell, making pricing and presentation especially important.

The bigger takeaway? Richmond is still active, but it’s much more specific now. County, neighborhood, price point and condition are making a bigger difference than the headline numbers.
