Nothing illegal happened. Just a normal week in real estate. The back door one comes up more than you would think, and yes, the wet shoes are part of it.

The only real tip in there: ask your agent who their guy is. If they have to think about it, that is your answer. Send me a message if you want the list of mine.

Most of my job happens on the days you don’t hear from me.

I’m on the phone with the listing agent. I’m reading disclosures on a house you haven’t walked yet. I’m pulling what actually closed down the street before we ever talk numbers.

None of that is fun to post about. It’s just the part that decides whether you get the house, and whether you’re still happy in it a year later.

Nobody grows up saying they want to be the person who reads a seller’s disclosure line by line.

Somebody has to, though. Somebody has to notice the permit that was never closed out, ask why the water heater is four years newer than the furnace, and say out loud that the price is wrong before you get attached to the island.

It is not an impressive job to describe at a dinner party. It is a useful one. Most of what I actually do in a week is catch things while they are still cheap to fix, and keep people from making a permanent decision on a Tuesday because they got tired of looking.

So if your house in Georgia does not fall apart in year one, that was not luck. Somebody was paying attention on your behalf, early, when it was boring.
