The “Can we start packing?” stage is getting real! 📦🔑

Two of my buyers received their clear to close for next week, I put up a SOLD sign for a seller yesterday, and this morning I’m meeting with sellers to sign their closing documents.

These milestones come after a whole lot of questions, decisions, paperwork...and sometimes a little holding your breath along the way.

We still have a few steps before everything is official, but it sure feels good to see these clients getting closer to their next chapter.

The kids moved out. The upkeep stayed.

You’re still mowing the whole yard. Cleaning bedrooms nobody sleeps in. Carrying laundry downstairs, then hauling it right back up.

And when everyone comes home, you love having them there.

It’s the other 350-some days you’ve started thinking about.

Around here, downsizing might mean moving off an acreage and into town. Or finding a home with the laundry on the main floor and a yard you can finish mowing before it takes over your Saturday.

You may still want room for Sunday dinner, the grandkids, and the things you enjoy. You just want fewer chores attached.

The hard part is often wondering, “Where would I even go?”

That’s a good place to start—before you start sorting closets or putting a sign in the yard.

“We can’t give up our interest rate.”

I hear you. A low payment is a pretty good reason to think carefully before moving.

But meanwhile, the kitchen table is your office. Someone’s boots are blocking the back door. And every time you talk about needing more room, the conversation ends with, “But our rate…”

That rate matters. So does how the house works for you every day.

Before you decide moving is out of the question, it helps to know what you’re actually comparing.

What might your current home sell for? What could you have left after paying off the mortgage and selling expenses? And what would the full payment look like on a home that fits better?

Here in Minden and the surrounding communities, that could mean a different layout in town, a little more yard, or a move closer to the places you drive every week.

Maybe the numbers say staying makes the most sense. That’s useful to know, too.

I think some buyers may be overlooking this one because they're looking at the finishes instead of the house itself. 👀

And I get it. Is every finish in this home brand new? Nope.

But here's what IS already here:

You can change flooring. You can paint. You can update a kitchen or bathroom a little at a time.

What you can't easily add is nearly 2,900 square feet of one-level living.

You are shopping a very different price range.
