There are certain things you just can't rush when you buy a house.

Mature trees. 🌳
An established yard.
A home that's already been lived in, loved and improved along the way.

And that's one of the things I really like about 1383 Evergreen in Minden West Estates.

Built in 2010, it's newer than a lot of the homes you'll find in Minden — but you aren't starting with a blank slate.

The owners have already done SO much inside with updated flooring, fresh paint, refinished cabinetry and doors and plenty of finishing touches throughout.

August numbers are in…and there’s definitely still movement in the Minden market. 🏡

We ended the month with 8 homes actively for sale, 5 under contract and 5 sold. The homes that closed spent an average of just 10 days on the market and sold for an average of 99.8% of their list price.

But numbers only tell part of the story.

August felt a little up and down from where I was sitting. We had a stretch where buyer activity seemed to slow and buyers had more homes to choose from than we’ve had in recent months, and then suddenly the phones started ringing and showings picked back up again.

In fact, we wrapped up the month with two homes going under contract just over the weekend.

What I think buyers and sellers should take from that?

Buyers are still out there — but they're being selective.

When the right house, condition and price come together, we're still seeing buyers make a move. And with a little more inventory available, they're also taking the time to compare their options.

For sellers, that makes pricing and presentation especially important right now.

For buyers, having 8 active listings may not sound like a lot...but compared to some of the very limited inventory we've had, there are finally a few more choices out there.

As always, the numbers give us the big picture, but every house and every situation is a little different. If you're wondering what these numbers mean for you, let's talk.

If you've been saying you want an acreage...what is it you're really looking for? 🌾

More space?
A little privacy?
Room for horses?
No neighbors right outside your window?
Maybe even a few chickens running around the yard? 🐓

We've had some really good interest in this property, and one of the question that came up is the drive.

And I get it. Living outside of town isn't for everyone.

But for a lot of people, that's kind of the point.

And just like that...August is a wrap. ☀️🏡

I feel like I say this every month, but this market definitely keeps us on our toes.

We saw more homes hit the market in August, buyer activity seemed to slow down for a minute, and then things picked right back up again. In fact, two more homes went under contract just over the weekend.

That's a good reminder that even when things feel a little quieter, buyers ARE still out there. They're looking, they're comparing, and when the right house and the right price come together, they're making moves.

September is already shaping up to be a busy one with several closings ahead, a few things working behind the scenes, and a couple days away for a real estate mastermind that I'm really looking forward to.

But first...I'm giving August a proper goodbye and looking forward to seeing what September brings. ❤️

This one didn't take long to find its buyer!

We hit the market, had 9 or 10 showings in the very first day, and quickly received an offer over list price. From there, everything went about as smoothly as you could hope for...from inspections to appraisal and all the way to the closing table.

This home was part of an estate, so today's closing means a little more than just another SOLD sign. It's one more big thing the Personal Representative can officially check off her list as she works through everything that comes with settling an estate.

I'm grateful she trusted me to handle this piece of it for her—and pretty happy we were able to make it such a smooth one. ❤️

Congratulations to the new owners of 702 E 2nd! I hope you enjoy making it your own and calling Minden home. 🏡
