Contract signings also cooled, homes are now taking about 60 days to sell, and mortgage rates have risen from around 6% in late Q1 to the upper-6% range. Buyers are starting to regain a bit of leverage: the median list price eased to $424,500, nearly 20% of listings saw price cuts, and delistings dropped compared to last year, while active inventory is up roughly 4%. Still, even with more homes on the market, national inventory remains about 11% below pre-pandemic norms—so the underlying shortage is far from over, despite some buyer hesitation. Lately, I’ve been keeping a close eye on seller delistings, pricing strategies, and how different regions are reacting as everyone adjusts to these firmer borrowing costs.
