We recently celebrated a huge milestone with the groundbreaking of Eden Springs Assisted Living & Memory Care! This project means so much to me, and I’m truly thrilled to bring a warm, boutique, family-focused senior community to Chanhassen. Next up, we officially kick off construction and start bringing this intimate and thoughtfully designed home to life as we move closer to welcoming our first residents!

Half of the windows replaced and/or repaired + Fixed rotten window sills + Replaced non-functioning windows in Unit 1 sunroom

The windows were in rough shape. Not a single window in the Unit 1 sunroom fit the opening and none of them could close and lock properly. Several other windows throughout the house needed to be repaired or replaced, as well as some of the window sills. We replaced all of the windows in the Unit 1 sunroom and fixed up all the others. It turned out beautifully!

Proper doors designed and installed for each bedroom + New shelving in all closets + New blinds installed throughout the bedrooms and bathrooms in both units

With this being an older home, the doors and openings are not the standard sizes we have today. This meant custom ordering doors to fit or redesigning the openings where we could. I tried to keep the original feel of the home throughout with the woodwork, which also made this process challenging. The hardest bedroom door to fix was for the larger bedroom in the upper unit. The previous owners had curtains in the opening, which was not going to work. We had to order a door and then case it in with a design that could look original. It was a challenge, but we made it work and it turned out beautifully! I also added new shelving in the closets and I always provide blinds in the bedrooms and bathrooms for privacy (usually white faux wood blinds).

"The Benton Project: Hardwood Floor Restoration

I love acquiring properties that feature original hardwood floors!
They’re stunning, and maintenance is a breeze. While many people prefer to stain hardwood floors, especially in high-end homes, I believe that for rentals, sanding them down to the natural wood and applying a clear coat of polyurethane is the best approach.

It looks stunning, and if tenants are rough on the floors or have pets that scratch the surface, the scratches are less noticeable compared to stained floors.

πŸͺœ When I bought this property there was an extremely unsafe staircase to the upper level at the rear of the home. It was scary! 😨 And it ended at a door with no handle or lock that did not fit the opening. Definitely not secure! πŸ”“πŸ—οΈ

πŸšΆπŸ»β€βž‘οΈπŸšͺNot only could any human have just walked in, but lots of wildlife could (and did) as well. πŸ‘ŽπŸ» We removed the staircase, fixed all of the holes, and closed off the door opening and sided over it, while rehoming the wildlife. 🐿️ The rest of the stairwells and porches into the house were also pretty rickety, so all of those were ripped off and new ones were built. πŸ˜…

πŸ₯‡ One of my favorite discoveries in this home was the upstairs sunroom. This was the room that never should have existed. It was built on top of the lower level porch, without the foundation to do so. β˜€οΈ

πŸ”¨ We thought we would have to tear it off, but were able to salvage it with a new support beam underneath. From the inside of this room, you could see that there used to be windows, but the openings had been sided over from the outside. I decided to open them up and install new windows to make this a sunroom again. πŸͺŸπŸ€©

There was original tongue in groove ceiling that I removed and salvaged to reuse in the ceiling of the lower level sunroom porch (the ceiling there was terrible). πŸ‘ŽπŸ» When we removed the ceiling I was in awe. 😍 It was the original peaked roof and exterior siding of the house and it was beautiful! ✨

🧱 I found matching siding to finish off the rest of the interior walls (which were just studs at the time), painted it all white, and it turned out beautifully. It is my favorite room in the entire duplex! πŸ’–

πŸ›οΈπŸͺš The first floor only had one bedroom to start with, but it was huge and oddly shaped. We stole some space from the original laundry room area in the kitchen (which was also much bigger than needed) and divided the overly large bedroom into two bedrooms, while leaving enough space to keep a stacked washer and dryer on the other side of the wall. πŸ˜œπŸ§ΌπŸ‘š

Since we learned we could keep the additions on the back of the house, this added a lot of usable space. πŸ’‘For the first floor unit, we added a wall to add a bedroom and divide it from a hallway to keep access from the rear entrance. The difference in this area is not recognizable! 🀩

πŸšͺπŸ’‘Since the entrance to the upper unit is tucked around a corner, we decided to install a motion sensor light so that when coming home with arms full of groceries, it would be bright and easy to see how to open the door and be welcomed home. 😎
