The housing market is splitting in two, and the data is finally backing up what we’re seeing here in Green County.

Nationally, only 18.5% of homes are going pending within a week and are selling above the asking price. That’s not luck, that’s positioning.

At the same time, the typical sold home is going under contract in about 19 days… while active listings are sitting closer to 64 days. That’s a massive gap, and it’s the widest it’s been in years.

Here’s what that looks like locally.

Homes that are priced right, clean, and move-in ready are still moving fast. Buyers recognize value and act on it.

Everything else, overpriced, needing work, or stuck in yesterday’s expectations is sitting. And the longer it sits, the harder it becomes to sell.

The difference isn’t the market. It’s the strategy.

Price it right from day one, and you’re in the fast lane. Miss the mark, and you’re chasing the market down.

That divide is real, and we’re seeing it every day right here in Green County.

Wisconsin just made a move to fix the housing shortage, and most people have no idea it happened.

A new law, Act 237, is designed to make it easier for developers to actually use the $525 million already set aside for housing. Less red tape, more flexibility, and more projects that finally make financial sense.

In plain English:
More homes should start getting built.

But here’s the real question—
Will it be enough to catch up with demand?

Because right now, in markets like ours, inventory is still tight… and that’s what continues to drive prices.

This is something I’m watching closely.
If more projects start moving, it could shift the market over the next couple of years.
