This one is a great example of how the right construction financing structure can put capital back into a builder’s pocket while funding the entire project.

The borrower purchased two separate lots for $125,000 cash each. We structured the financing to refinance the land and provide approximately $550,000 in construction funding per property.

The result:

* 💰 Approximately $32,000 cash back to the borrower on EACH property after closing costs
* 🏗️ 100% of the construction budget funded — approximately $550K per home
* 📆 24-month construction term
* 💵 24 months of interest reserve
* 🚫 No monthly loan payments during construction

$1.25 MILLION BRIDGE LOAN — FUNDED. 🏗️

This one is just the beginning.

Axios Mortgage Funding recently closed a $1.25 million, 12-month bridge loan for the acquisition of 1365 King Street in Greenwich, Connecticut.

The bridge financing gives our client the time needed to secure approvals and permits while preparing for the next phase of the project.

Once those approvals are in place, the plan is to transition into approximately $4 million in ground-up construction financing to build a luxury modular home in Greenwich.

This is exactly where bridge financing can make sense:

New-home sales just hit the brakes — and buyers may be gaining leverage. 🏠📉

July new-home sales fell 10.5% month-over-month, while available inventory climbed to 488,000 homes and months of supply jumped to 9.6 months.

Why does that matter?

When supply moves well above six months, buyers can potentially gain more negotiating power — especially when it comes to price reductions, seller concessions, closing-cost credits, and rate buydowns.

For investors and builders, the message is just as important: know your market, understand your exit strategy, and structure your financing accordingly.

The market isn’t stopping. The leverage is shifting.
