Plain and simple: new listings in Vermont are on the rise in a big way

When we look at the number of new listings in Orange, Washington, and Chittenden counties, there were 13% more new listings in 2025 than there were in 2024. The inventory is there. And you might think that with more inventory the market is slowing down. Economics 101 says more supply = less demand...right? But while there are more homes and more buyers, the speed at which homes are selling has remained remarkably consistent. This is an indication of a healthy real estate market: buyers are able to get into homes, sellers are able to close deals, and new homes continue to become available.

We all watched the Olympic speed skating. When they're coming around the last curve the skater with the inside track has a clear advantage.

In the current Vermont real estate market, that inside edge is getting in and making an offer on a house before other buyers have even gone to look at it. In 2025 it took about 30% longer for homes to sell in Orange, Washington, and Chittenden county. What does that mean for buyers? It means you have a chance to win gold (aka you get the house you want at the terms and conditions that are best for you) when you and your buyers agent stay proactive in your home search and act quickly when a property is a good fit 🥇

Everything else in Vermont might be frozen🥶but the real estate market isn’t!
