I don’t react based on a fixed number of days — I react to signals.
Within the first stretch of exposure, I’m watching:
• Showing volume relative to similar homes
• Save rates and inquiry patterns
• Buyer feedback consistency
• Whether we’re being shortlisted or overlooked
If comparable inventory is moving and we’re not generating momentum, that’s not random — that’s positioning.
The longer a property sits without engagement, the more leverage shifts away from the seller.
Price adjustments aren’t emotional decisions — they’re strategic corrections.
The market doesn’t need much time to tell you everything. It gives clues quickly — if you know how to read them.
