But the number I'm most proud of isn't the $1.4 million sold, it's the 5 families who trusted me.

They trusted me to help make smart decisions, negotiate on their behalf, protect their interests and ultimately get them to the closing table feeling confident about the decisions they made.

For my sellers, it was more than putting a For Sale sign in the yard. It was about creating a strategy to maximize their investment and helping them walk away from closing knowing they were taken care of.

Remember that post from 2 weeks ago where my client was getting $12k in seller concessions and then the appraisal came in $20k low? How I was able to get the purchase price dropped $20k and keep that $12k in my buyers pocket?

Well.... that wasn't just a coincidence.

Fast forward a week to my clients purchasing a home in Stony Point. They are getting $10k in credits with a full price offer. BOOM, appraisal comes in 12k LOW. Again, told my clients don't fret, I've GOT YOU!!!

Here we are today, and CONGRATULATIONS to my clients who just closed on their dream, home $12k LESS than what was initially agreed on AND a $10k credit from the sellers!!!!!!!

My clients called me almost a year ago to this date and we went and viewed our very first home together. Between deciding if building would be an option, a change of lenders, and blood sweat and tears, we are finally here!

Congratulations to my clients, and friends, I am so beyond happy for you guys! You both have worked your butts off to get here and couldn't be more deserving of this moment!

This home right here is the epitome of why you need an experienced realtor who is also great at negotiating.

I was able to get my client $12,000 in seller concessions with a full price offer and we were happily on our way to the closing table. The appraisal, however, had other plans. The appraisal came in $20,000 LOW! I told my client, don't fret, I've got you, and did what I do best! Today, we closed on her home, keeping the $12,000 in her pocket AND a $20,000 PRICE REDUCTION!!!

As a realtor, I wear a lot of hats. One of those hats is being my clients biggest advocate and standing firm when it comes to negotiations. In turn, my clients can sleep like a baby knowing I've got their back!
