Morris Plains Week in Review 🏡 | Sept. 14–20

3 new listings came on the market in Morris Plains last week. One stands out as the highest list price ever recorded in Morris Plains - and a significant outlier - at $1,675,000.

The only other home to come close was listed at $1.65M a couple of years ago, but ultimately sold for $1.013M. The next-highest recent list price is $1.2M.

It will be interesting to see what the final sale price tells us about the upper end of the Morris Plains market—and whether this is simply another outlier or part of a broader shift.

The NJ market is in an interesting place.

While many places around the country are in a solidly buyer's market, most of NJ is very much a seller’s market — but not the same market we had a few years ago when homes barely hit the market before multiple offers started pouring in.

At the same time, buyers who have been competing against that market for years are seeing national news headlines and understandably thinking, “My time has come!” 😎

The reality is while NJ buyers may have more room to negotiate, that doesn’t mean every house is a bargain. Sellers may still have leverage, but that doesn’t mean every home will sell above asking with no repairs or concessions.

Understanding the local market can go a long way in helping make negotiations easier and a transaction more smooth.

Morris Plains Week in Review 🏡 | Sept. 7–13

After a very quiet week, activity started to pick up in Morris Plains with 6 new listings hitting the market last week. Plus, there’s also one Coming Soon.

The zero contracts and closings are a reflection of the seasonal slowdown we saw in August—the first we’ve seen in several years, but generally typical of the market at this time of year.

At the same time, our market has been shifting. While we’re still far from a buyer’s market, buyers do have more options and a little more negotiating room.

Now that fall is here, I’m looking forward to seeing how that balance continues to evolve. 🍂🏡

The seasonal slowdown has officially returned for the first time in years.

With no new listings this past week, activity was quieter as summer wrapped up.

But with summer winding down and everyone getting back to business, we expect activity to pick up in the weeks ahead. 🍂

That likely means more competition for both sellers and buyers. For sellers, smart pricing and strategy will be that much more important. For buyers, there will likely be more choices—but more competition too, making preparedness and offer strategy crucial.
