"Is the housing market going to crash?"

We get this question a lot lately, and if you've wondered the same thing about Belknap or Carroll County, you're not alone.

But the local numbers tell a calmer story. Single-family listings across the Lakes Region climbed to 546 by late June, the most in years, and the median sales price still rose to $535,000 for the first half of 2026, up over 10% from the same period last year.

That's a market finding more balance, not one showing signs of a collapse.

Every town is different, and Wolfeboro doesn't always move the same way Laconia does. That's exactly why it's worth asking about your specific town instead of settling for the scariest headline in your feed.

Let it sharpen your wish list, explain the confusing terms, rough out the numbers for a Belknap or Carroll County budget, and build your shortlist. It's genuinely good at all of that.

Then take what it found to a professional who can verify it, someone who's walked those streets and docks, knows what homes there actually sell for, and can spot the things no chatbot can see.

AI can tell you a lot about a home. Here's what it can't tell you about a property in the Lakes Region:

🏠 Condition — of the home, or of the homes its price comparisons are built on
🌳 Feel — how a street or cove actually lives at rush hour or on a Saturday morning
📋 Local rules — short-term rental ordinances, dock and mooring permits, and shoreland protection requirements that vary town to town
📍 Position — a corner lot and a spot deep in the cul-de-sac aren't the same value
🚧 What hasn't been announced — the empty field that's about to become a development

And that's not the whole list. Every Lakes Region town has things you only learn by being there, or by talking to someone who has.

Does the home search now start with AI?

For a lot of Lakes Region buyers, it already does. Instead of setting filters and scrolling for hours, they're just asking: "Find me a lake-access home near Wolfeboro, with room for my in-laws, under my budget." And they're getting real answers back.

It works better than most people expect, the early part of a search has never moved faster. But there are things these tools can't tell you about a Belknap or Carroll County home, and they're usually the things that matter most.
