Thinking about house hacking in the NH Lakes Region? Here is what you need to know before you dive in.

Zoning and local regulations are non-negotiable. ADU legality, multi-family zoning, and rental rules vary town to town across Carroll County and Belknap County. What is allowed in Laconia may not be allowed in Wolfeboro. What is permitted in Ossipee may have different size limits than Moultonborough.

Unpermitted units create liability headaches that outlast the savings. Talk to your local planning office and get it in writing from the start.

Be honest about lifestyle fit. Sharing a property with tenants -- whether they are strangers or family -- requires a certain temperament. Clear expectations and boundaries matter as much as the financial math. Buyers who go in with both do well. Those who underestimate the interpersonal dimension often struggle.

Always run conservative numbers. If the math works with a month or two of vacancy built in and some budget for repairs, that is a solid plan. If it only works at 100% occupancy with top-of-market rents, that is a risk -- especially in a market like the Lakes Region where seasonal demand varies.
