Fall house hunting is the best kept secret in the northwest suburbs and I'm telling everyone 🍂

Everyone promises themselves they'll start looking "when the weather gets nicer." So by March you're bidding against all of them. In October? It's just you and the house.

And here's the part nobody says: buying in November means you see the place at its worst. Drafts, heating, drainage, how the light falls at 4pm. If you still love it in the cold, you'll love it in May.

Des Plaines detached homes are at $430,000 and Niles at $472,500 — both climbing faster than the market overall, and still well under what you'd pay a few towns over. (12-month median through July, MRED.)

One more thing, since everyone's watching rates: you can refinance a mortgage. You can't refinance the price you paid for the house.

Spring is when everyone starts looking. Fall and winter are when the smart buyers quietly get the keys 🔑

A home’s value is shaped by more than one feature or renovation. Appraisers consider recent comparable sales, condition, updates, usable square footage, layout, location, and how the property fits within its current market.

That is why understanding your home’s value starts with looking at the complete picture, and not just an online estimate or what the house down the street sold for.

𝐒𝐨𝐦𝐞 𝐨𝐟 𝐭𝐡𝐞 𝐛𝐞𝐬𝐭 𝐨𝐩𝐩𝐨𝐫𝐭𝐮𝐧𝐢𝐭𝐢𝐞𝐬 𝐢𝐧 𝐚 𝐡𝐨𝐦𝐞 𝐬𝐞𝐚𝐫𝐜𝐡 𝐚𝐫𝐞 𝐭𝐡𝐞 𝐥𝐢𝐬𝐭𝐢𝐧𝐠𝐬 𝐞𝐯𝐞𝐫𝐲𝐨𝐧𝐞 𝐞𝐥𝐬𝐞 𝐠𝐨𝐭 𝐧𝐞𝐫𝐯𝐨𝐮𝐬 𝐚𝐛𝐨𝐮𝐭.

When a home comes back on the market, buyers often assume the previous buyer discovered a major problem. Sometimes there is a legitimate concern, but many times the deal may have ended for reasons that had little to do with the property itself.

Financing can fall through. An appraisal can come in low. The buyer and seller may not agree after inspection or during attorney review. The buyer’s job, finances, family situation, or housing plans may have changed unexpectedly.

That is why I do not automatically cross a back-on-market listing off the list. I look at how far the previous transaction progressed, whether an inspection or appraisal took place, whether the disclosures or terms changed, and what additional information may be available from the listing side.

The goal is not to convince a buyer to overlook a red flag, but to separate an actual red flag from an assumption.

Sometimes the research confirms that we should move on. Other times, it reveals a solid home that deserves a second look, and may now have even less competition.

Your home's curb appeal starts working long before buyers ever step through the front door.

One of the biggest misconceptions I hear is that selling a home requires expensive renovations. While major updates can certainly add value in some situations, they're not always what influences a buyer's first impression.

In reality, buyers begin forming opinions the moment they pull up to the curb.

Within seconds, they're subconsciously asking themselves questions like:
- Has this home been well cared for?
- Will the inside be just as clean and maintained?
- Can I picture myself living here?

The exterior of your home sets expectations for everything that comes next. When the landscaping is maintained, the entry feels inviting, and the home looks clean and cared for, buyers naturally walk in with a more positive mindset.

That doesn't necessarily mean they'll pay more simply because you planted flowers or painted the front door. But it can increase excitement, encourage buyers to spend more time in the home, and help them emotionally connect with the property. Those are incredibly important things in today's market.

You don't need to create the most expensive-looking house on the block.

The goal is to simply create a home that feels loved, well-maintained, and move-in ready.
