What is earnest money when buying a home? 🏡💰

Think of it like a security deposit; it shows the seller you’re serious. You don’t pay it until your offer is accepted, and it’s usually about 1% of the purchase price.

✅ It goes toward your closing costs or down payment.
✅ You can get it back if you back out within the terms of the contract (like a bad inspection or low appraisal).
❌ But if you break the contract for no valid reason, you could lose it.

First-time homebuyer? Don’t make these costly mistakes! 🚫🏡

As a realtor, here’s what I’d never do as a first-time buyer:

1️⃣ Pay all my own closing costs.
There are grants, down payment assistance, and seller credits you could be eligible for. If your agent or lender isn’t telling you. GET NEW ONES!

2️⃣ Waive the inspection.
Even for “as-is” homes, always get the inspection! You can still walk away if the issues are too major.

3️⃣ Touch my credit before closing.
New car or credit card = loan denial risk. Wait until after closing!

4️⃣ Use a big-name bank.
Smaller brokerages are often more motivated, more available, and work harder to get you to the closing table.
