The Fed held its benchmark rate steady at 3.50%–3.75%. No rate cut this time.
Inflation is still the big problem. The Fed remains focused on getting inflation back toward its 2% goal, so they are not in a hurry to lower rates. Current inflation levels are at 3.5%, so we have a ways to go before we see any adjustments
The Fed is NOT setting mortgage rates. This is important when talking to buyers. Mortgage rates are influenced much more by the 10-year Treasury and mortgage bonds than by the Fed Funds Rate directly.
Don't tell buyers to "wait for the Fed to cut." A Fed cut does not automatically mean mortgage rates drop the next day.
Housing is still being affected by higher rates. Higher borrowing costs continue to keep some buyers on the sidelines, which also limits the number of homes being bought and sold.
The economy is still moving forward. The Fed doesn't see a reason to dramatically stimulate the economy right now.
Translation for buyers: If they find the right house and the payment works, waiting for a Fed cut is a gamble. We can always refi at the lower rates and I waive my fees on a refinance.
Translation for sellers: Buyers are still out there, but they are more payment-conscious. Price, condition and financing strategy matter.
For agents: Don't let your clients get caught up in headlines like "The Fed didn't cut, so I'm waiting." The question should be: "Does the home and payment make sense for you today and what will this house cost if there are 15 people bidding on it when rates are 5.5%?"
The opportunity: If rates improve later, a buyer can potentially refinance. But if home prices rise or competition increases while they wait, they can't refinance their way into yesterday's purchase price.
Our job: Help the buyer understand the whole payment and strategy, not just today's interest rate.
The Fed didn't cut yesterday. GOOD!! This is an opportunity for us to grab the market while everyone else sits on the sidelines. Your buyers still need homes, sellers still need to move, and real estate is a needs-based business. Let everyone else trying to predict the Fed while we sell and buy homes!!
