Price Cuts Hit 1 in 5 Listings
As someone who’s had the pleasure of calling the Grand Strand home for over three decades, I’ve seen firsthand how our real estate market weathers its ups and downs. Recently, price adjustments have become more common—about one in five listings saw a price cut in late Q3, while less than 6% were delisted. This tells me sellers are staying in the game and adapting their expectations, rather than stepping away. Mortgage rates have continued their climb, with the conforming 30-year fixed moving from the high-6% range to above 7% during the month—and rising further—while active inventory topped 1.16 million homes. The median listing price dipped slightly, about 1% month-over-month to $419,300, giving buyers a bit more space to negotiate. New listings also slipped about 2% to 395,000. Many buyers are pausing, as higher borrowing costs make it harder to take full advantage of these shifts. As we head into early Q4, it’ll be important to watch whether sellers continue making price reductions and if increased inventory leads to longer selling times.
