I'm seeing push back against listings where every ounce of original character has been stripped out. You know, the "Landlord Special" look - Crown molding? Gone. Vintage wallpaper? Painted over. Builder grade light fixtures.

So I have to ask, which would YOU rather have?

Sellers always ask me: "What should we tackle first?"

Most people go straight to the kitchen or bathrooms. But here is the thing, the very first impression buyers get of your home is from the OUTSIDE. And that moment matters more than most people realize.

The research backs it up:

Virginia Tech found that great landscaping can increase a home's perceived value by up to 15%. A study in the Journal of Environmental Horticulture found homes with excellent landscaping sold for up to 10.8% more than homes with average landscaping. And per research referenced by Consumer Reports, Zillow found that homes mentioning "landscaping" in their descriptions sold for about 2.7% more on average.

Even the National Association of Realtors agrees, 92% of Realtors recommend improving curb appeal before listing.

Here is the part I love to share with sellers: you do not need a luxury makeover to make this work. The updates that move the needle are simple, affordable, and most of them are completely DIY.

Fresh mulch. Trimmed shrubs. Edged sidewalks. Pulled weeds. Seasonal flowers by the front door. Pressure wash the walkway. Done.

IMPORTANT update on something happening in the real estate world right now. 🏡

MRED notified Zillow about a license agreement dispute on May 19. Zillow did not cure the violation by the deadline. As a result, Zillow no longer has access to display 43,000+ MRED listings on Zillow.com and Trulia.com.

The dispute centers on 9 specific listings (0.02% of MRED inventory). Zillow is excluding them based on their marketing practices. MRED says this violates their license agreement. Zillow has filed a federal antitrust lawsuit.

What this means for you: MRED listings continue to be displayed across thousands of other consumer websites, but not Zillow. Your property exposure remains strong. Zillow's licensees can still use MRED services for transactions.

Zillow can regain access to MRED listings by returning to compliance with the license agreement.

🏡 Tick Season is HERE in Illinois (And It's Bad in 2026!)

2026 is tracking as one of the worst tick years Illinois has seen, and tick season started way earlier than normal (early April). I am familiar with Lyme disease, so I wanted to give some suggestions to protect your family and pets:

🧹 Your Yard:
Keep grass trimmed short & remove leaf litter regularly. Ticks love tall grass and overgrown areas. They hide in the center of your lawn, so stick to cleared trails and avoid overgrown spots. Putting a barrier of wood chips between your yard and house can discourage ticks from crossing over. You can also plant lavender and rosemary.

🐕 Your Furry Friends:
Daily tick checks on your pets after walks or outdoor time. Check the sneaky spots - behind ears, under collars, between toes, and around the tail. Use vet-recommended flea and tick prevention. Wash your pet's bedding regularly to catch any hitchhikers.

Speaking of furry friends, don't evict your friendly neighborhood opossum family; they love eating ticks.

🏠 Indoors:
Check your body and clothes before entering your house after being in wooded or grassy areas. Regular vacuuming (especially pet bedding and furniture) helps catch any ticks that make it inside. If you find a tick indoors, grab the vacuum.

Deer ticks are the main concern in our area because they carry Lyme disease. A few simple habits now can save you and your family a lot of headache (literally) later.
