Buyers continued to compete aggressively, as the sales price ratio hit 100.5%, meaning homes are selling right at (and often above) list price. New listings dipped 12.4% compared to May 2025, keeping inventory tight, while the average list-to-contract time of just 11 days confirms that well-priced homes are moving fast. The Naperville real estate market remained strong in April 2026, with homes continuing to sell above list price. The average sold price reached $725,000, a 6.8% increase over April 2025, reflecting sustained demand and rising home values in our community. The sales price ratio held at 101%, meaning buyers are still competing and sellers are achieving more than their asking price, though this is a slight 0.3% dip from last year.

There were 184 new listings last month, a modest 3.2% decrease from the same period in 2025, keeping inventory somewhat limited. Homes moved quickly as well, with the average list-to-contract time coming in at 15 days — though that does represent a 25% slowdown compared to the ultra-competitive pace we saw in April 2025.
