Not a guess or a Zillow estimate — a number based on your financial situation, so you know what price range actually makes sense before you start touring homes.

⚡ MAKE YOUR OFFER STRONGER

When you're competing with other buyers, being pre-approved shows the seller you're serious and ready to move forward.

🕒 SAVE YOURSELF TIME

That moment you get the keys, you want to call it home immediately. Totally fair — it's exciting.

But there's a difference between a house that looks move-in ready and one that actually is. Here's what I'd check before making it official:

🔧 The systems you can't see
Roof age, HVAC, electrical panel, plumbing — the expensive stuff that never shows up in photos and rarely comes up on a first walkthrough.

💧 Water history
Old stains, a musty basement, a suspiciously fresh patch on a wall — small signs worth asking about directly instead of glossing over because everything else looks great.

🎨 Cosmetic vs. structural
Fresh paint and staged furniture can hide a lot. Ask what's actually been renovated versus what's just been made to look new.

📍 What's around it
The house doesn't exist in a vacuum — commute, schools, noise, and what's being built nearby all affect how much you'll actually like living there a year from now.
