Meanwhile, pending home sales dipped 1.1%—the lowest in six months. High housing costs are still keeping many buyers on the sidelines, even as more choices become available nationwide.

The median home-sale price has climbed 1.9% compared to last year, now sitting above $400K, and average mortgage rates remain near 7%, close to a 13-month high. For those actively searching, this shift toward rising inventory and slower demand means more power to negotiate—whether for a price cut or seller concessions, especially on homes that have been listed for several weeks. US Confidence Hits Seven-Mo Low
Lately, I've noticed a shift in how folks are feeling about the economy. In mid-third quarter, many people felt a bit more positive about their day-to-day situations—almost like we're all adjusting to a new normal. The present-conditions index even climbed by about 7 points to 121. But when it comes to looking ahead, there’s a noticeable dip in confidence: the expectations gauge dropped by roughly 6 points to 68, a level economists often associate with recession risk.

Job numbers paint a similar picture. Early in the quarter, employers cut 23,000 jobs, and unemployment ticked up to around 4%. That rise was mostly because more people left the workforce, not because hiring picked up. Even so, homebuying expectations only eased a little, and in fact, kept inching upward. About 61% of folks still think interest rates will climb higher.

With federal policymakers keeping rates steady and no quick relief in sight, it looks like borrowing costs will stay on the higher side through the end of the year. In my experience helping buyers and sellers here in Naples, understanding the numbers—and what they mean for your next move—can make a world of difference.
