That means that your realtor can't discriminate against you and acceptance or rejection of your offers based on these factors! I might get some hate for this one, but I firmly believe your realtor should be a full time agent.

When we're dealing with hundreds of thousands, if not millions, of dollars we should be fully committed to this career.

Somewhere between 80 and 85% of real estate agents don't make it past two years in this industry. Why? Because it's very difficult to do this job well. Do you want to put your largest asset in the hands of someone who is only sometimes available?

I suppose if you do, then I'm not the agent for you. But if you want someone dedicated to your real estate journey, who feels obligated to protect your finances, and who will give you an honest opinion on a home's value... Then I definitely am the agent for you.

Are you a smoker? No judgement from me, but you can bet the buyers touring your home will be judging!

I'm not here to convince you to quit, but I do want to help you make your home more appealing when it's time to sell. Here's the scoop:

🫟 Fresh paint & new carpeting (if that's in the budget)
🧽 Clean, clean, clean - but please wear gloves!
💨 Rent or borrow an ozone machine (or ask your favorite realtor!)

Reducing the smell and removing as much ni****ne as you can is the most important thing you can do. Keep the windows open as much as possible to let fresh air and sunshine do some heavy lifting for you.

Just because you smoke in your home doesn't mean your listing is a lost cause! Every bit of improvement counts 💖

Not just decluttered
Not just tidy
Not "ehh I'm sure they won't notice"

CLEAN 🫧 SPOTLESS 🫧 PRISTINE

Clean enough for your judgy mother in law.

Martha Stewart should be impressed.

🧹Now, most of us don't clean that thoroughly for our everyday lives and I'm not suggesting you do (unless that's your vibe, you do you babe). But when we are listing your home, the cleaner the better.

🧽Buyers won't always notice clean but they always notice unclean. And unclean leads to lower offers or none at all. No one wants to buy your yuck.

Starter homes are desperately needed and while new homes are being built, it's not necessarily what buyers are seeking. When everything new is positioned as "luxury" it leaves a lot of folks behind. Folks who want simple, sturdy housing that isn't bogged down with extra fees. People with dogs and kids. People who want to garden and build a fire pit and host a barbecue.

We're not all looking for a luxury condo with a community game space that no one ever uses.

We don't all have $800k budgets.

What we NEED is simple, efficient, well-built housing that doesn't cost just south of a million.

😬😬😬 I really have an issue with new construction. Way too often these homes are built too fast, sloppily, and sometimes with questionable materials. Just follow a few home inspectors on your favorite platform and you'll see exactly what I'm talking about!

In my eyes, if you are buying a brand new home it should be perfect. No projects on the horizon, nothing to fix up, that inspection report should be clean and boring.

Honestly, I've seen better-built mobile homes than some of the luxury listings I've shown. (That's embarrassing!)

I have more takes on new construction (like, can we get some AFFORDABLE housing for NORMAL PEOPLE???) so stay tuned for my next real estate rant.
