50+ Investors. 3 Days. 1 Massive Leap Forward.

This past weekend, we brought together members from the and for our first-ever Underwriting & Deal Analysis Weekend in Nashville—and it was one for the books.

Friday kicked off with happy hour, live deal pitches, and late-night networking that set the tone for a powerful weekend of connection and collaboration.

Saturday was packed with back-to-back sessions breaking down:
• The anatomy of a great CRE deal
• What to look for in rent rolls, T-12s, and cap rates
• How to spot red flags and structure financing that actually works
• And a hands-on case study that pushed everyone to think like an investor

We wrapped the night with a crew dinner at —celebrating wins, ideas, and new friendships.

Sunday - time to put everything into action.
We toured a real deal that I had done, ran live due diligence, and underwrote the deal in teams—answering the ultimate question: Would you buy this deal?

There’s no substitute for this kind of immersive learning. If you’re serious about growing as a commercial investor, this is how you do it.

7 years ago this month, I started this wild adventure with . Here are some of my favorites photos and memories from that year:

1. I really started working on my Instagram account. It may not seem like it today, but I was early on Instagram for commercial real estate and incredibly active. It’s always been my best direct communication with my audience.

2. opened up and I found my 2nd office there. Still my go-to spot in East Nashville in the mornings!

3. Since I was now running my own business, I finally had the creative freedom to work with the types of businesses I wanted to, and in the way that I wanted to. That year, I tripled my brokerage sales volume from the year before.

4. I started teaching my first classes on investing in commercial real estate. Shout out to and Philip Rykwalder for making that happen! I found I had a true passion for teaching and sharing with others.

5. I hired my first team and we had an amazing time building this together. They’re not with me anymore, but they’re out crushing it in their own ways Patrizio and

6. I put my first investment under contract. This was the deal that started at all, a little $575,000 building that we filled up with tenants and flipped two years later. I had no money, so I raised it from a couple of friends that simply had blind trust in my abilities.

7. I started doing more speaking engagements around town, educating business owners on the market and how to control their destiny through real estate.

8. and took a massive leap of faith on me with their properties, both on the leasing and sales front, and gave me my start to doing deals in East Nashville. .brandon.miller I’m forever grateful for the connection and everything you’ve done for us at

9. I began creating more content around commercial real estate. It started off really is just a blog and a couple of videos here and there, but that evolved into what essentially turned my company from simply a real estate brokerage to a marketing firm.

Thank you to our investors for joining us on this one (and with such short notice over the holidays 😅). This project will largely be focused on improving the operations of the property, which has been poorly managed for years. Not all investments need physical improvements for you to do a successful value ad, sometimes you just need to run them better.

Happy new year to you all and we’ll have more of these opportunities in 2025.
