This closing comes with a pretty special milestone: this is my 10th closing with this seller! 🎉

What makes that even more meaningful is that our working relationship began with a referral. Someone trusted me enough to recommend my name, my client gave me an opportunity, and ten successful closings later, I’m incredibly grateful for the continued trust.

Apparently I took a little break from updating my business page… but real estate definitely did NOT take a break. 😂🏡

Since my last update there has been a whole lot happening behind the scenes: listings going under contract, closings happening, negotiations, paperwork, and now a brand-new investment opportunity hitting the market.

But when I look at these photos, what I really see is trust. ❤️

Every “Pending” and “Closed” represents a client who trusted me to help them navigate a decision involving one of their biggest assets. Some of these properties took patience, some took strategy, some took a few twists and turns to get to the finish line, but getting to make that phone call that says “We’re under contract!” or “We’re officially closed!” never gets old.

I’m incredibly grateful for the clients who continue to call me, come back to me, and refer their friends and family to me. Your trust in me and in Elite Realty Group means more than you know.

And while several chapters just closed, we’re opening another one! 🏡 2610 Hegele St. in Beaumont is officially JUST LISTED at $100,000, offering three 1-bedroom homes, including two that are currently tenant occupied. There’s some serious potential here for the right buyer.

So yes… I may have been a little quiet on Facebook, but there has been plenty happening in Southeast Texas real estate. 😂

A little late between the numbers coming out later than usual and my vacation, but they were definitely worth the wait.

The biggest takeaway from the Southeast Texas housing market? Buyers have more choices, but homes are STILL selling, and our local markets are telling very different stories.

📈 Port Neches median prices are up 10.1% year over year.
🏡 Nederland saw 30 homes sell, up 25% from last July.
📊 Jefferson County’s median price is up 3.8% year over year.

For buyers, more inventory means more options and negotiating opportunities.

For sellers, buyers are out there, but pricing and marketing correctly from the beginning matters more than ever.

Real estate isn’t one-size-fits-all. What’s happening across Southeast Texas may be completely different from what’s happening in YOUR neighborhood.

Getting a property from listed to SOLD isn’t always a straight line, and this one is a perfect example.

As the market changed, we watched the numbers closely, evaluated buyer activity, made strategic price reductions, and continued adjusting until we found the price that caught investors’ attention. The strategy worked, we secured a buyer and officially closed a day early! 🔑

This closing is even more special because it marks the 7th property I’ve closed with this seller. He’s been working toward selling his rental portfolio so he can spend less time managing properties and more time enjoying retirement with his wife. 🏡 FROM A PIECE OF LAND TO THE KEYS TO HIS FIRST HOME! 🔑

At the end of April, my client reached out because he wanted to purchase land and place a mobile home on it. He had been told the land and mobile home could be financed together, but no one had explained the full cost of preparing raw land.

Once we talked through the potential $50,000 to $60,000 needed for utilities and site preparation, we also discussed the long-term differences between purchasing a traditional home and a mobile home, which typically depreciates over time.

My job is not simply to open doors. It is to educate my clients, protect their future, and help them make decisions based on the complete picture.

I connected him with Loree at Responsive Mortgage, and he quickly learned that he qualified for more than he expected, including down payment assistance! We immediately began touring homes, and after only three days, we found the one. ❤️

The journey to closing was anything but easy. We negotiated repairs, navigated a low appraisal, reduced the purchase price, and even terminated the contract before the sellers came back ready to make the deal work.

Then closing day came down to the ninth hour. Just one hour before our appointment, the loan documents arrived and the sellers still needed an online notary. Kelly at Stewart Title stepped in, handled every detail, and made it happen!

We completed the final walkthrough at noon, and by 12:30, my buyer was signing the documents for his very first home.

You cannot stop God’s plan. 🙌

He graduates Tomorrow, marries his bride on August 16, and now they have a home where they can begin building their future together.

Congratulations to my buyer, and thank you for trusting me through every unexpected turn. I cannot wait to see how you and your bride make this house a home!
