📊 Is the Southeast Texas Housing Market Heating Up This Spring?

The latest April numbers are in, and they tell an interesting story.

While buyers have more homes to choose from than we've seen in recent years, demand is still strong and home values continue to rise in many of our local communities.

Here are a few highlights:

🏡 349 homes sold across Southeast Texas in April

💰 More than $85 million in real estate changed hands

📈 Home prices increased in Port Neches, Nederland, and Groves

🏠 There are currently 1,566 homes for sale, giving buyers more options than they had a year or two ago

📋 Nearly 300 homes went under contract last month, showing buyers are still actively making moves

What does this mean?

For buyers, there are more opportunities and more negotiating power.

For sellers, buyers are still out there, but pricing your home correctly and making a great first impression is more important than ever.

One thing I'm seeing firsthand is that the homes getting the most attention are the ones that are priced strategically and show well from day one.

📊 March 2026 Southeast Texas Real Estate Market Update

If you’ve been wondering whether now is a good time to buy or sell in Southeast Texas, the latest numbers are giving us a clear answer.

We’re currently sitting at about 5 months of inventory, which means our market is balanced and active, not slow. Buyers have more choices than before, and sellers are still seeing strong results when homes are priced correctly from the start.

Here’s what stood out this month:

🏡 Groves median price increased to $292,500
🏡 Port Neches median price increased to $245,000
🏡 Nederland median price increased to $220,000

Across Jefferson County, 191 homes sold in March and the median price reached $220,000, showing steady demand as we move deeper into the spring season.

There are currently 688 homes on the market, and homes are averaging about 113 days on market, which tells us buyers are taking their time but still making moves.

👉 Buyers: you have more options and negotiating power right now
👉 Sellers: condition, pricing, and marketing matter more than ever

This is a healthy transitioning market where timing and strategy make a real difference.
