Many people think the Department of Veterans Affairs is the one lending the money.

They’re not.

The VA does not fund your mortgage.

Private lenders fund the loan.

The VA simply guarantees a portion of it.

That guarantee reduces risk for the lender, which is why eligible veterans can often access benefits like:

✅ No down payment requirements
✅ Competitive interest rates
✅ No private mortgage insurance (PMI)

Understanding how the program actually works makes it much easier to use it to your advantage.

Age usually isn’t the problem.

Safety issues are.

Things like:

• peeling paint on older homes
• active termite damage
• dry rot
• missing handrails
• serious safety hazards

can trigger required repairs before closing.

The VA isn’t trying to make homeownership harder.

They’re trying to make sure veterans purchase homes that are safe, sanitary, and structurally sound.

Most of these issues are easy to identify before the appraisal is ever ordered.

Zero down is a powerful VA loan benefit, but it does NOT always mean zero cash needed.

That is where a lot of buyers get surprised.

You may still need to plan for things like inspections, appraisal, closing costs, prepaids, and moving expenses.

The better question is:

“What cash should I realistically be ready to spend before, during, and after closing?”

That clarity can prevent a lot of stress and help you use your VA loan with confidence.

Many people think the VA is looking for luxury. They’re not.

They’re looking for:

• safety
• sanitation
• and basic livability

That means:
✔️ working heat
✔️ safe electrical systems
✔️ potable water
✔️ functional plumbing
✔️ no major health or safety hazards

The goal is making sure the home is safe to live in.

Not “perfect.”

The best thing buyers can do?
Identify potential issues BEFORE the appraisal is ordered.

That’s where good guidance matters.
