Rates went up. New Braunfels buyers still have the advantage. Let me explain. 📊
Freddie Mac's 30-year average hit 6.71% this week — the highest it's been all year. That's the headline everybody sees, and it's discouraging if it's the only number you look at.
Here's what's happening on the ground here (realtor.com, August 2026 New Braunfels numbers):
🏡 Median sold price: $361,737 — up 5.96% from last year
📉 Median asking price: $384,950 — DOWN 3.81%
📐 $196/sqft, down 2.01%
🏘️ 2,324 homes on the market — nearly 55% more than three years ago
📅 69 days on market
🤝 Homes closing at 98% of asking
Sellers are cutting asking prices. Homes are sitting long enough that you can think about it. And there is a LOT more to choose from than there was in 2023.
The thing most people miss: you can negotiate a price. You can ask a seller to buy your rate down. What you can't negotiate is being one of five offers on the same house — and that's a lot rarer right now than it was two summers ago.
If you've been telling yourself "we'll wait for rates," let's at least run your actual numbers. It takes 15 minutes and you might be surprised.
