If your home is sitting on the market, there's usually a reason, and it almost always comes down to one of three things.

Price might be something to reconsider. If you're priced a little too high for the market, buyers get scared to even come take a look.

Are you putting your best foot forward in photos and marketing? Your first showing happens online. If the home doesn't look great in photos and videos, that's a problem before anyone ever walks through the door.

Roof age or major component issues could be factors. Buyers are thinking about what their insurance premium is going to be, and when that gets added to the cost of the home, it can stop an offer before it starts.

The good news? All three are fixable with the right strategy. If your home isn't getting the attention it should, let's talk.

One of the state's most valuable home improvement and protection programs is back. And every year I speak with homeowners who never apply because they assume they won’t qualify or be selected.

The Louisiana Fortify Homes Program opens today, June 1, and offers grants of up to $10,000 to help eligible homeowners strengthen their roofs against hurricane-force winds.

📅 Registration opens: June 1 at 8 a.m.
📅 Registration closes: June 19 at 5 p.m.

Eligible parishes include:

• Ascension (eligible areas)
• Calcasieu (eligible areas)
• Iberia (eligible areas)

Not everything is a scam.

I get it, these days, we’re all a little more cautious about unknown calls. And in real estate, that hesitation is real. But here’s a reminder: sometimes, that call is actually an opportunity.

I had a gentleman reach out wanting to see a property. Simple enough. We scheduled a showing, walked the house, and before long… we were under contract.

Even the listing agent didn’t believe he was a real buyer until the inspection day.

The lesson?
Yes, be smart. Ask questions. Protect your time.
But don’t let skepticism close the door on real opportunities.
