Down payment is one piece. Closing costs, escrow, and inspections add up.

3. Do I really need to get pre-approved first?
Yes. It’s the difference between looking and being able to move.

4. How long does this take?
Once you’re under contract, expect roughly 30–45 days to close.

5. How do I know if a home is a smart buy?
Beyond the look: layout, location, condition, and resale all matter.

The goal early on isn’t to rush into a house.
It’s to understand the process so when the right one shows up, you’re ready.

Most buyers sign this in the first few minutes and don’t think twice about it.

Then later on, they realize it actually mattered.

It’s called the Consumer Notice.

In New York, you’ll see it right when things start getting real. Not at closing. Not after showings. Right up front.

And here’s the key point most people miss.

It’s not a contract.
You’re not committing to anything.

It’s simply explaining who the agent represents.

That might sound small, but it changes how conversations work.

Because once you start looking at homes, the questions come naturally:

What’s your budget?
How soon do you need to move
How aggressive do you want to be if there are multiple offers

Most buyers answer without thinking twice.

But if you’re not represented yet, that information isn’t protected the way you might expect.

That’s why the Consumer Notice exists.

It lays out your options clearly:

Buyer’s Agent-
In your corner, start to finish

Seller’s Agent-
Works for the seller

Dual Agent-
Represents both sides, but has to stay neutral

Transaction Licensee-
Handles the process, not the negotiation

I usually explain it like this to clients:

“This is just so you understand how representation works before we go any further. No pressure, no commitment.”

It’s a small form, but it sets the tone for everything that follows.

Most buyers assume this part is already taken care of.

It’s not.

And I’ve seen it cost people houses.

I’m talking about buyer agent compensation.

For a long time, the seller usually covered it. No real conversation needed.

That’s changed.

Now you can walk into a deal where the seller isn’t offering the full amount. Or anything at all.

If you don’t know that going in, it puts you in a tough spot when it’s time to close.

Simple example:

$400K purchase
Your agreement is 3%
Seller is offering 2% not always however in this market.

There’s a 1% gap.

That gap doesn’t just disappear. It has to be handled somewhere in the deal.

You can ask the seller to cover it.
You can structure it into the offer.
Or you can pay the difference.

None of those are wrong. But they all hit your numbers differently.

Cash to close changes
Monthly payment can change
And depending on how it’s written, it can affect how your offer looks to the seller

This is one of those things that doesn’t get talked about enough upfront.

Then it shows up at the worst time… when you’re trying to win a house.

If you’re starting the process, make sure you understand this before you’re in a multiple offer situation.

It’s not just about your offer price anymore. It’s how the whole deal is put together.
