The site was sold with all tenants in place and a path to future vacancy. The purchaser plans to develop two 11-story, 99-unit mixed-use rental apartment buildings.

The sales price equates to approximately $207 per buildable square foot (ZFA), setting a record for a spot-rezoned MIH development site in Queens, and approximately a 3% cap rate on existing income.
