Daily dose of facts and tips to help you make more informed decisions.

One of the biggest stories in the housing market these past few years has been how much the supply of homes for sale has grown. It’s the #1 bright spot for buyers in this market.

But you may have heard that growth has been slowing down.

It’s true it went from +31% a year ago to just +2% now. But that’s no reason to worry about your move.

Because nationally, inventory has been up year-over-year for 33 straight months. And the latest data shows the slowdown may have already hit its floor.

Plus, since rates aren't expected to come down much anytime soon, inventory growth may be about to pick back up.

The bottom line? Inventory is still better than it was last year – and that gives you options. And even more choices may be coming soon.

Wondering what this means for your plans? Send me a DM and let's talk through what’s available right here, right now.

The latest home price data just made one thing clear.

More markets are seeing prices rise. And fewer are seeing them fall.

Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.

Thinking about making a move? Send me a DM, and let's look at what's happening in our market before you decide what to do.

And don’t buy into every headline you see about prices falling. The data clearly tells a different story.

Home Prices Are Rising in 80% of Markets

Still waiting for home prices to come down? That's becoming less likely. Home prices are now rising in 80% of housing markets. That’s up from 71% last quarter. In other words, more markets are seeing prices go up — not down. Before you put your plans on hold, let's look at what's happening in our market. Waiting may not save you as much as you think.

Mortgage rates aren’t random. They’re affected by 2 numbers.

The 10-year treasury yield and something called "the spread." That's the gap between the 10-year treasury yield and mortgage rates, and it usually sits around 1.76 percentage points.

Back in 2023, the gap in the spread ballooned up to 3.19 in response to economic uncertainty. If it were still that wide today, rates would be pushing almost 8%.

But the good news is the gap has narrowed to 2.01 (a lot closer to the long-term norm). And that’s a big positive for rates. It’s why today’s mortgage rate is in the upper 6s instead of touching 8%.

Here's the part a lot of people miss. Where rates are right now are already pretty close to what a totally normal spread would produce – a mortgage rate around 6.5%.

In other words, the fact that the spread has narrowed in recent years has helped mortgage rates. Sure, they’re...

Want to know who's got the upper hand in today's housing market? One number tells you almost everything you need to know. It's the months' supply of homes for sale.

If there's fewer than 4 months? Sellers have the advantage.
Between 4-6 months? Buyers and sellers are on equal footing.
More than 6 months? Buyers have the power.

Right now, nationally, this is the most balanced market we've seen in years. But balanced doesn’t mean the market’s the same everywhere.

Some places are already leaning much more toward buyers. Others still strongly favor sellers.

If you're wondering who's got the upper hand where we live, let's talk. I'll show you what the numbers look like in our market and what they could mean for your next move.

The Case for Putting 20% Down on Your Next Home

So, no. You don't need to put 20% down to buy your next home. But you may want to. If your equity puts it within reach, going bigger can lower your costs and make moving more doable than you think – even with today’s rates.
A trusted lender can run the numbers on your financing. And when you want to know what your current house could add to your next down payment, let's talk.
