The foundation mat slab is officially complete.

Getting to this stage took far more than a concrete pour. We started with piles, including breaking through rock to achieve the required depths, followed by excavation, underground plumbing, building risers, and extensive rebar installation. Every step was inspected and approved before moving forward.

More than 25 concrete trucks later, the foundation that will support this entire building is in place. The difficult underground work is now behind us, and from this point forward, the project will begin rising out of the ground much faster.

This is the part of construction you rarely see, but it’s the work that makes everything above possible.

Landmark work doesn’t stop once LPC approval is granted. In many ways, that’s when the real work begins. On one property, we’re restoring the original brownstone façade by creating multiple samples to match the proper texture, color, and finish. On the neighboring property, we’re transitioning the existing yellow façade to a limestone appearance, carefully studying historic details and surrounding buildings to develop the right finish.

Every molding, profile, joint, and architectural detail matters. The goal isn’t to make these buildings look new, it’s to preserve their character and ensure the final result is true to the original design. It’s a meticulous process that requires patience, collaboration, and an incredible attention to detail, but that’s what landmark restoration in New York City is all about.

Radiant heating is one of those upgrades you never see once the home is finished, but you feel it every single day.

Each zone starts with PEX lines that rise into a recessed wall box housing the radiant manifold. The manifold allows us to control and balance the flow of heated water throughout the home, creating separate heating zones for maximum comfort and efficiency.

Once the rough piping is complete, we install the Schluter membrane across the floor assembly and carefully lay out the radiant heating PEX according to the design. The system is pressure tested, concrete is poured over the tubing, and once cured, the floors are ready for the finished flooring installation.

The result is consistent heat from the ground up with no noisy vents, fewer temperature swings, improved energy efficiency, and the unmatched comfort of warm floors throughout the home. It’s one of those details that truly elevates luxury living.

On this townhouse project, we excavated the existing cellar to create incredible ceiling height, once finished, this lower level will be approximately 9 feet high.

The underground plumbing is complete and passed inspection. Now we’re preparing the slab: leveling the soil, installing gravel, rigid insulation, wire mesh, and the radiant heat system before the concrete pour.

Once the slab is poured, we’ll begin framing and really start bringing the interior layout to life.

This is the kind of work you don’t always see in the final photos, but it completely changes the way a townhouse feels! More height, more comfort, and a much stronger foundation for a luxury renovation.

Indiana limestone is one of the most timeless façade materials in construction, but what makes it look right is everything happening behind the stone. Each 3-inch limestone panel is supported by stainless steel clips anchored back to structural blocking. The clip system allows for precise adjustments, helping maintain level courses, consistent joints, and a clean façade plane across an existing building.

The finished product may look simple, but achieving this level of accuracy takes extensive surveying, coordination, fabrication, and installation. Luxury construction is all about the details.

Once insulation is complete, the next step is getting the walls and ceilings ready for Sheetrock installation.

On this project, we delivered the Sheetrock directly through the windows using a boom. This method is significantly more efficient than carrying hundreds of sheets through the building by hand. It reduces labor, speeds up production, minimizes material handling, and allows the team to focus on installation instead of transportation.

On this project, we removed the existing rear wall and installed new structural steel to safely open up the back of the property.

The ground floor is being pushed back approximately 8 feet, creating more interior living space and a better connection to the rear yard. Above the new extension, we’re building a private terrace, adding valuable outdoor space to the home.

Once the structure is complete, we’ll install new brick on the rear façade, keeping the exterior clean, solid, and in line with the character of the building.

One of the best design features will be the new floor-to-ceiling steel windows. They’ll bring in more natural light, create a beautiful rear elevation, and give the home that timeless steel-profile look.

Spray foam insulation is one of those parts of construction you don’t really see once the walls are closed, but it makes a huge difference in how the home performs.

Unlike standard insulation, spray foam expands and seals all the small gaps, cracks, and hard-to-reach areas where air usually leaks through. That helps create a tighter building envelope, keeping warm air inside during the winter and hot air outside during the summer.
